Hi Can anyone throw any light on this and best way to deal with. Have van on a seasonal site and when visited after lock down found wall in washroom turned lumpy but seems in the middle so not sure where water has come through? Does not smell musty. It’s a 2010 Bailey California there is a join along middle outside but cannot see anywhere where it is coming through?

If as you say you can't see an obvious cause for the problem, then to investigate needs the affect area exposing.

Damp in caravans can be a real headache, as the place where water is coming from is not necessarily right next to where the damage has become visible. With the damage you already have, it will almost be certain there is a lot more hidden damage, and to effect a repair, all the affected material needs to be removed to get rid of any rot spoors.

It might be worth getting a professional to inspect, before deciding what to do.

The roof straps on some Baileys are notorious for leaking. Does yours have a roof strap, and if so could water have tracked in from there. Other typical leaky points are awning rails and windows. Outside locker doors are also known for it. You don’t need much of a gap or crack for an awful lot of water to get in. 🙁
However as the Prof said, what you can see is unlikely to be all you have got and it is going to need a good looking at by someone who has handy skills.

I agree with Mel the California washroom is at the rear. There’s a roof connecting strap directly above which seals the roof and rear ABS panel. The seals do fail. Easily sorted but lots of elbow grease needed to clean all,the old sealant off. Or it could be the awning rail, a bigger job but again more elbow grease than materials. Be careful. Replacement Bailey awning rails are becoming harder to source so,try and salvage the original but again it must be thoroughly cleaned. As the Prof said identifying the leakage point is crucial

I’ve rang a couple of repairers and although they have agreed to come they have so far not turned up which is frustrating l wish they would just say they don’t want to know! But I’ll keep trying thank you for your advice much appreciated.
