My name is Chris and we are potentially looking at opening a motorhome/caravan storage facility and if possible would really like to pick your brains and do some market research if this is ok?

Thank you, we wouldn't be looking to advertise at all essentially we are just looking to establish a storage facility and would appreciate feedback regarding what you look for or alternatively avoid when looking for sites to store.

Other forum members will no doubt add their own suggestions, but for me, excellent security is paramount.
A determined thief will cross fields, crash through fences and use oxy-acetline cutters to overcome wheel locks within minutes, so any measures that delay and deters the scummies is a step in the right direction .
Other desirable features could be caravan wash down facilities, no mud and good access to the site.

We have been on two storage sites. The first had lots of vans all parked in tight rows in front of each other. If you wanted access you had to contact the site and arrange for them to get your van out. All vans were moved by staff. Therefore you had to go within their staffed opening hours. These were restrictive particularly on a Sunday when it was only open between 4 and 5. The security however was especially high by virtue of the vans preventing access to other vans. It was also double gated and fenced and had CCTV.
Our preferred second storage site is gated, fenced and has CCTV but each van is on its own “pitch.” You move your van yourself. Access is via a coded gate and you access the van yourself. There is access between 7 am and 9 pm 365 days a year. Security is probably a bit lower than our first storage yard, but the ease of access is much more important to us. We can come and go to our van as we please.

We areon a CAMH site with CASSOA Gold security. It does need a magnetic card used twice to get in is securely fenced and has lots of CCTV . To get insurers to accept storage facilities you generally need good security and if you approach CASSOA I am sure they will help you with a view to getting you to join. There is a need for these facilities in most areas though and if you google caravan storage you will be able to see what is available in your area and availability in them and the prices charged.

We used a Gold Cassoa site with the features that others have posted. We liked the fact that vans were pitched two door widths apart which aided getting the van back in place. It also helped reduce the probability of damage accidentally occurring as folks attended to the vans. There was also a bookable long raised work platform with water supply for washing down caravans and motor homes.

The last site we used had the caravans in at an angle to the road which made getting in easier and safer than the right angled one we have now.
