we are looking around the cowbridge area and we are hoping to start from scratch, we have been to the national assembly so they are going to give us a hand but i wanted to know what ppl hated and what ppl insist on, on a campsite. We wil stock the usual like a shop, play area for the children, shower block but really wanted to know if there was anything else.

Hi janet. Where are you planning for your new site? Is it to be a site or CL/ Brand new or taking over someone elses?
thank you for getting back to me emmerson. We are looking to open a campsite from scratch as my hubby is in the building trade so to build (with planning!)shouldn't be a problem -famous last words........

Sorry I didn't realise that ppl was a person. Cowbridge is a lovely area, I think if I remember right there is only one campsite there.

hurry upthen, Janet! I'm looking for a rally site in south Wales for next march!!! Sorry, but I can't help you with your request for likes and dislikes, cos I only use sites for club rallies. It's all quiet, peaceful CLs otherwise, but good luck with your venture.

PS. I'm always on the lookout for sites for rallies, though, let us know when you open.

I think every caravan site should have a washbay with foam wash and low pressure hose on the way in. How often do you travel miles and miles to a site and have to set up a filthy 'van which was spotless when you set off? You could charge a couple of quid for the pleasure and make a killing.

Hi Craig

Unity Farm in Brean, have a LPG satation and a Car Wash which could be used on cars/carvans.

We thought it was a good idea when we saw it. I wondered how many people use it?

Firstly well thought out showers where you can keep your clothing and footwear dry when you shower, also room to sit down would help some people.Shower booth floors should drain away from the door and not provide a skating rink for some dear little children.

Nice big belfast style sinks in male and female facilities for mums and dads to bathe babies.

Remember that we have new regulations re facilities for people with a dissability, provide ramps and wide door ways and ask some disabled people what room they need for toilet facilities also provision of male and female wet shower facilities for wheel chair bound customers would be appreciated by many I guess.

Well thought out wash/toilet facilities and facilities for larger and disabled people will bring you rewards.

Good drainage and water fill points.

Keep rubbish bin points well away from pitches, nothing like the smell from waste and wasps/flys from the bins buzzing through the van and awning.

If your site is to be family orientated, play areas to attract the kiddies away from the wash facilities. And ball play areas awayh from vans and cars.

one thing that saves hassel is a level pitch, or better still a concrete strip to place van wheels on, or even a couple of slabs that have been set level.

thankyou every1 for all your input i have made a note of everything u all have suggested. Cris send me ur email and i'm sure we can accomodate you we should have space for about 48-50 pitches plus tents if thats any good.

Firstly good luck in your new venture.

We are also Planning to open a caravan site in the Angus area of Scotland. The only 'extra' we are planning is to have a family bathroom. As I have often wished for a bath rather than just a shower, while on holiday.

Hi Janet,

We are new to caravanning but have tented for years. Having been out in the van a few times and living close to the area you propose setting up,I'd say that hardstandings or gravel pitches are a must if you can manage it considering the amount of wet weather we get here.

Hi,

I would say that what most people want on a campsite is privacy, a bit of space,and not looking into next door's caravan or awning. Natural breaks such as trees or unregimented lines would help. I accept that they would be more expensive to install but the payback from return customers and word of mouth may be worth it. My ideal campsite would also incorporate shower areas that have toilet shower and basin within one cubicle. I dislike having to go to the loo in one area( carrying all my toiletries clothes etc), shower in another (still carrying) and brush teeth in yet another(still carrying). A small area could encompasse all of these, and would give people privacy and a bit of luxury.

Anyway that is my twopennys worth, good luck with your venture and let us know when you've got it up and running.
