Hypothetical question

Well, not so much hypothetical more fact really.

If you have four acres of land with access, (east coast area) live in a property on the land, where can you get more information about setting up a CL or CS?

I know you'll direct me to the two market leaders but anyone got any comments? what are the pros and cons, is it feasible, what should you be thinking about......... any comments appreciated. Anyone know the rules and regulations regarding caravan storage?

We've thought about it but the fact that you'd have to be responsible/on site 24/7 puts us off. We don't have extended family but I guess it would be different for anybody who has.
 
Have you got any other comments Valerie? Was the fact you don't have extended family the final end to the idea? Do you think it might work if you had responsible people to help out?

You may need planning permission for caravan storage but not for being a CL.

We'd love to give it a go LMH, particularly if we could live in a house on site.

It would simply be the tie that we wouldn't welcome at this stage in our lives, we feel there's still a lot of places to visit and we want that freedom.

This may be because we have only been together 8 years as we are in our second marriages. Maybe because we've been bringing up my children and want "our" time now they are getting older. I think this contributes to the feeling that its not right for us at the moment. Its horses for courses really but a wonderful way of life for those that are ready for it I would imagine.

I work in social care so very much enjoy meeting new people, my husband is sometimes envious of the work I do and has expressed a wish to escape the office environment and get down to something more "real".

We have friends who have large families and without a doubt they would all chip in and have a whale of a time running a site which would afford the flexibility we would be seeking.

I think it would be something we would look at very seriously at a later stage in our lives but not at the moment.

Bear in mind that you are not obliged to take bookings for every night of the year. If you want to go away, just block out that period as not available. Takes away some spontaneity, but does reduce the tie.

Recently we stayed on a site that had divided it's area into two separate fields - one was CL, the other was CSMA certified; with enough space for a third field for CS, you could have a 15 van site, with no planning permission needed!
 
Caravan sites need a site licence and planning permission, caravan storage areas just planning permission.

The CC and C&CC are authorised to issue exemption licences for sites with up to 5 vans - I'm sure they'll gladly provide the information you need.

With a site of that size you may be able to use part of it as a rally field which would be limited to 28 days per year - again CC and C&CC should have information.

The local authority for the area will provide details of planning requirements - if it's in a National Park it'll be the Park Authority.

The local authority will also advise on any changes to rateable status if part of the land is commercial, not residential.
