New Indoor storage Darwen / Blackburn area - is there a need?

Hi Guys,

I am wondering if there would be much call for a new caravan storage facility in Darwen just near Blackburn in Lancashire.
It would be Gold standard approved, indoor storage potentially with hook ups available permantly or access to electric for working on the van etc. We would also have van washing facilitys onsite so would be aiming it to be the best in the area a kind of 5 start storage.

Also potentially linking up with a mobile service guy to come onsite.

Just trying to gauge if there is need or appitie for it in the area. I feel there might be as most other sites nearby are full or do not offer as good faciltys.

I'd suggest that the best way to gauge demand for a good storage facility might be to try an advert in your local free paper, or perhaps another tactic so as not to give too much info to potential competitors might be to ask in an advert if anyone knows of any caravan storage to see if there is much response.
If you get a reply which said that good storage sites in Lancs are like hens teeth you're in!
Free adverts in the caravan section of Preloved usually get good results.

A lot would depend on the annual price per year and type of contract. Would iot be a quarterly, half yearly or annual contract. We would not pay more than £400 per annum including VAT as VAT is liable if earnings are over a certain percentage and we would not bind ourselves to a contract longer than 6 months although quarterly is more preferable. A Gold CASSOA site near us which has all the facilities except indoor storage charges £360 before VAT and we think this is too much.

You'd be lucky to find storage in my neck of the woods for that. I pay just shy of £500 a year for outdoor type one surfaced gold storage. A new facility opened recently for a lot more! The great north/south divide I suppose but unfortunately pensions don't take that into account.
