when to replace tyres

I've just bought a 2014 Sterling Moonstone. I've read the tyres should be changed at 5 years with a max of 7. One of my tyres is 2019 but it looks like new, so I'm guessing it has not been on long or done few miles. So do people apply the 7 year rule regardless?
 
Caravan tyres rarely wear. But they will age due mainly to sun exposure. Life expectancy will vary from expert to expert,

But I don’t think I would want to exceed 7 years.

The original advice from the Caravan Club was to replace tyres 5 years after fitment or 7 years after manufacture date - caravan tyres rarely ever wear the tread out but they do deteriorate from UV and oxidation - I stick to the club's advice.
 
I replaced both mine last year at just over 4 years old, I think that on a single axle with high pressures nothing but perfection is acceptable.
Both mine looked fine but were starting to crack around the bottom of the tread which is a very big no no
