where i have my van its a 12mth licence but you can only stay 28 days at a time then have to have a break, but i can use it all year round rather than march to october. tbh it sounds more that you are paying for the land that happens to have a van on it, but as stated land will have a yearly council tax on it or an agricultural tax on it (farming/nursery/woodland) and you could find that once purchased the council make you remove said van.

The references to agricultural usage I made were to show that you have to take care about restrictions which a conveyancing solicitor should be able to find and explain in full. I urge the OP to use the skills of his solicitor to establish what restrictions are and what exactly they mean. As ever its unwise to take advice offered on a forum at face value, you should always seek professional advice in situations.
 
Although it may be one contract or sale, I am wondering if it would be two separate purchases, one for the land and the other for the unit? Definitely need expert advice from a solicitor on this one
